The Different Roles in a Management Committee

There are always questions regarding the different roles, and how they’re delegated regarding the management committee presiding over a strata corporation, so we thought we would describe and explain them in more detail.

The role of the Presiding Officer

It is a statutory obligation of the Body Corporation to elect one lot owner for the role of Presiding Officer The Presiding Officer acts as a representative of the Body Corporation, liaising with the Manager and the committee in decision making processes.

As a representative of all owners, the Presiding Officer must make decisions based on the best interests of the lot owners and in consideration of the long-term impact of those decisions

Committee Roles & Responsibilities

Chairperson / Presiding Officer
• Primary liaison between the Manager and the committee;
• Attend meetings as required; and
• The option to chair all general meetings and committee meetings which they attend or, delegate this responsibility to the Corporation Manager.

Secretary
If the Corporation has engaged JE Whites to provide management Services, it may authorise the Manager to carry out the Secretary duties in full.
• Issuing meeting notices, ballot papers and other materials;
• Requesting and receiving committee nominations, voting papers and proxy forms; and
• Issuing and maintaining meeting minutes

Treasurer
The Treasurer’s role is usually carried out by JE Whites, due to the extensive financial management systems in place to manage these duties of the Corporation.
Such duties include provision of reconciliation statements, preparation of budgets, funds management, issuing of levy notices, and conducting regular reviews and audits of finances.
